Villa Renovation
Structural alterations, extensions, MEP renewal and full finishing for private villas.
Villa Renovation pageCan we stay in the villa during the renovation?
Often yes. We zone the works, seal dust, agree working hours and keep at least one kitchen and bathroom in service where the layout allows. The site visit confirms whether phased occupation is practical for your scope.

Do you arrange the community and municipality approvals?
Yes. Developer NOCs, Dubai Municipality permits and utility disconnections or reconnections are part of the package, and the fees are shown as separate lines in the offer.
More on this: Villa Renovation service page
How is the price fixed?
The scope is frozen in writing before pricing. Variations are documented and agreed before they are executed, so the final account matches what was signed plus approved changes.
More on this: Villa Renovation service page
What is the typical villa renovation size you take on?
From single-room refits and MEP renewals to complete villa renovations, typically between AED 50k and AED 2m.
More on this: Villa Renovation service page
Do you handle civil works through to finishing under one contract?
Yes. Structure, wet areas, waterproofing, MEP, AC, joinery and finishes are priced as one villa contract with one engineer accountable for the sequence.
More on this: Villa Renovation service page
Do I need a separate fit-out contractor for a villa renovation?
No. A villa is a building job. BeavCon is a licensed building contractor with fit-out capability — not an office interiors firm running a house as a side package.

Commercial Fit-Out
Office and floor-plate fit-outs inside live towers, with consultant and authority coordination.
Commercial Fit-Out pageCan you fit out a floor while the rest of the tower is occupied?
Yes. The ADNEC Tower floors were delivered inside an operating government-occupied tower. Access, noise, dust and out-of-hours works are planned with building management before we start.
More on this: Commercial Fit-Out service page
Do you work with our consultant and the landlord?
Yes. Submissions, material approvals, inspection requests and authority coordination are part of our scope. One BeavCon engineer is your single point of contact.
More on this: Commercial Fit-Out service page
Can you price from a BOQ?
Yes. Send the BOQ and drawings through BuildScope. We check quantities line by line and flag gaps before the offer is issued.
More on this: Commercial Fit-Out service page
What size of fit-out suits BeavCon?
Single floors and multi-floor packages typically between AED 250k and AED 2m, including shell and core modifications.
More on this: Commercial Fit-Out service page
What documented close-out do you provide on an occupied-building fit-out?
Handover includes as-builts, MEP and fire test certificates, warranties, a snag list closed to zero, photographs of concealed services, and the landlord / Civil Defence / utility records the building requires. Ask for a redacted example in prequalification.
More on this: Commercial Fit-Out service page
Should I appoint BeavCon as a single contractor or split the trades?
For a live office floor we recommend one contract covering strip-out, partitions, MEP, HVAC, fire, glass and finishes. Split trades leave interface defects and the approval register with you.

Civil Works
Concrete, chambers, drainage, reinstatement and enabling works for developers and main contractors.
Civil Works pageDo you take subcontract civil packages from main contractors?
Yes. Mudon Villas was delivered as a specialist package for a main contractor across 90 occupied villas. We work to the main contractor's programme, permit system and inspection regime.
More on this: Civil Works service page
Can you work inside an occupied community?
Yes. Works are zoned so residents keep access to their homes and parking, with agreed working hours and daily housekeeping.
More on this: Civil Works service page
Do you handle utility NOCs?
Yes. Service-provider clearances and NOCs for drainage, water, electricity and telecom are arranged as part of the package.
More on this: Civil Works service page
What is a typical civil works package size?
From urgent repairs and single chambers to enabling packages, typically between AED 25k and AED 1m.
More on this: Civil Works service page
Can civil works sit in the same contract as villa finishing or fit-out?
Yes. That is the usual appointment: one engineer holds civil, drainage and the finishes that follow, so interfaces are not left with the owner.
More on this: Civil Works service page
MEP Works
Electrical, plumbing, drainage and firefighting modifications engineered and installed by one team.
MEP Works pageDo you handle DEWA and civil defence approvals?
Yes. Load applications, inspections and connections with DEWA or ADDC, and civil defence approvals for firefighting and alarm modifications, are part of the package.
More on this: MEP Works service page
Can MEP works be done while the building is occupied?
Yes. Shutdowns are planned in short, pre-approved windows with building management, and temporary supplies are arranged where continuity matters.
More on this: MEP Works service page
Do you self-perform electrical and plumbing?
Core electrical and plumbing works are carried out by our own certified technicians under a registered engineer, with specialist panel partners for items such as fire alarm programming.
More on this: MEP Works service page
Can you take the MEP package within a wider fit-out?
Yes, and it is usually simpler for the client: one contractor coordinates ceilings, partitions and services so the interfaces are not left to chance.
More on this: MEP Works service page
What MEP close-out documents do you issue?
Commissioning sheets, electrical test certificates, TAB reports where HVAC changed, as-built schematics, and the DEWA or Civil Defence records that apply. They go in the same handover file as the fit-out.
More on this: MEP Works service page
Does DEWA approve electrical drawings for every Dubai office fit-out?
DEWA approval is required for new electrical connections, load increases and meter installations. The exact requirement varies by building, landlord and free zone. Some tenancies connect to existing landlord distribution without a new DEWA meter, while others need full approval. Your consultant or MEP contractor should confirm the path for your specific premises.

HVAC / AC
Ducting, units, controls and balancing for fit-outs, majlis and villa upgrades.
HVAC / AC pageCan you replace AC units in an occupied office or villa?
Yes. Changeovers are staged so cooling is maintained, with temporary units where needed during summer months.
More on this: HVAC / AC service page
Do you work on chilled-water systems?
Yes. FCU, AHU and VAV modifications on chilled-water systems are delivered with building management approval for isolations.
More on this: HVAC / AC service page
Is air balancing included?
Yes. Commissioning and balancing reports are part of every HVAC package and are issued at handover.
More on this: HVAC / AC service page
Can HVAC be packaged with the fit-out?
Yes. On ADNEC Tower floors and Al Marmoom Majlis the HVAC works were delivered within the same contract as partitions, ceilings and finishes.
More on this: HVAC / AC service page
Waterproofing
Roofs, wet areas, basements and podiums — surface preparation, membranes and tested reinstatement.
Waterproofing pageDo you flood test before reinstating?
Yes. Roofs, wet areas and podiums are flood tested or spark tested before screeds and finishes go back, and the results are recorded in the handover file.
More on this: Waterproofing service page
Can you find the source of a leak before quoting?
Yes. Leak investigation and moisture mapping can be quoted as a first stage so the remedial scope is based on evidence rather than assumption.
More on this: Waterproofing service page
What warranty do you provide?
Application warranties are issued with the manufacturer's material warranty for the system installed; the periods are stated in the offer.
More on this: Waterproofing service page
Can waterproofing be combined with roof epoxy or other refurbishment?
Yes. At Mudon Villas the roof epoxy works were delivered alongside civil works as one package.
More on this: Waterproofing service page
Why does waterproofing fail on UAE villas, roofs and podiums?
Failures sit in predictable places: bathroom floors, shower upstands, roof outlets, podium planters and the junction between a new wet area and an old slab. Heat, UV and ponding find the defect. Typical causes are tile-over-tile on a failed wet area, coatings on a dirty or ponding substrate, unfinished upstands and penetrations, planters without a protection layer, and rigid coatings across movement joints.

Yes. Automated glass systems were part of the ADNEC Tower floor fit-outs, coordinated with access control and fire alarm interfaces.
More on this: Aluminium & Glass service page
Can you replace villa windows without a full renovation?
Yes. Window and sliding door replacement is delivered as a standalone package with reinstatement of internal and external finishes.
More on this: Aluminium & Glass service page
Do you provide shop drawings?
Yes. Shop drawings with profiles, glass specification and hardware schedules are submitted for approval before fabrication.
More on this: Aluminium & Glass service page
Can glass partitions be installed in an occupied office?

More on this: Aluminium & Glass service page
Strip-Out / Demolition
Controlled soft-strip and demolition inside occupied buildings, with waste and safety documentation.
Strip-Out / Demolition pageCan strip-out be done in an occupied tower?
Yes. Demolition at ADNEC Tower was phased inside an operating building with agreed hours, protected routes and coordination with building management.
More on this: Strip-Out / Demolition service page
Do you provide waste disposal records?
Yes. Segregated waste is removed daily and disposal records are included in the handover file for the landlord or consultant.
More on this: Strip-Out / Demolition service page
Can you disconnect MEP services safely?
Yes. Isolations are planned and certified by our engineers, with permits to work and temporary supplies where the building needs them.
More on this: Strip-Out / Demolition service page
Do you handle structural openings?
Yes, with engineer sign-off on the method and temporary works before any structural element is cut.
More on this: Strip-Out / Demolition service page
Is strip-out better as a separate trade or inside one fit-out contract?
Inside one contract on an occupied floor. Waste, noisy-works hours and fire isolation have to match the MEP and interiors programme, not a second contractor's calendar.
More on this: Strip-Out / Demolition service page
Building Refurbishment
Façade repairs, common-area upgrades, epoxy floors and shell-and-core modifications.
Building Refurbishment pageCan refurbishment be done with tenants in place?
