Fit-out inside live buildings
Most commercial fit-outs in Dubai and Abu Dhabi happen inside towers that are already occupied. The hard part is not the partitions or the ceilings; it is sequencing demolition, MEP tie-ins and firefighting works so that the floors above and below never notice. BeavCon has delivered three consecutive full-floor fit-outs at ADNEC Tower under exactly those conditions.
Engineering before pricing
Every fit-out enquiry is reviewed by a qualified engineer before it is priced. We read the consultant’s drawings against the landlord’s fit-out guide and the site as it actually is, then freeze a scope that names what is included, what is excluded and where provisional sums sit. That is the document the offer is measured against.
One contract, every trade
Partitions, specialty ceilings, electrical, HVAC, firefighting, automated glass, flooring and joinery are delivered under one contract with one accountable engineer. Consultant submissions, inspection requests and authority approvals are handled in-house, so the coordination burden stays with us rather than your facilities team.
Close-out that survives audit
Handover includes as-built drawings, test certificates, warranties and a snag list closed to zero. Government and corporate clients receive the file in the format their asset register needs.
For occupied commercial refurbishment in 2026 the same file should also hold the landlord NOC, fit-out permit and completion certificate, Civil Defence completion where fire systems changed, DEWA confirmation for load or water changes, TAB reports where HVAC was modified, O&M manuals and photographs of concealed services before closure. That list is written out in documented close-out for occupied buildings.

Yes. The ADNEC Tower floors were delivered inside an operating government-occupied tower. Access, noise, dust and out-of-hours works are planned with building management before we start.

Single floors and multi-floor packages typically between AED 250k and AED 2m, including shell and core modifications.
Handover includes as-builts, MEP and fire test certificates, warranties, a snag list closed to zero, photographs of concealed services, and the landlord / Civil Defence / utility records the building requires. Ask for a redacted example in prequalification.
For a live office floor we recommend one contract covering strip-out, partitions, MEP, HVAC, fire, glass and finishes. Split trades leave interface defects and the approval register with you.
