One contractor for the whole villa
A villa renovation in Dubai usually touches every trade at once: structure, electrical, plumbing, air conditioning, joinery and finishing. Managing those trades separately is where budgets drift and programmes slip. BeavCon delivers the full package under one contract, with a qualified engineer accountable for the sequence from strip-out to handover. That is the multi-trade model described in villa renovation under one contract.
What the site visit covers
Before we price anything, an engineer walks the villa with you. We record the existing services, check what the structure will allow, photograph access routes and note the community rules that apply. That visit produces a written scope with inclusions, exclusions and allowances, so the offer that follows is measured against something concrete rather than a wish list.
Working in occupied homes
Most of our villa clients stay in residence. We zone the works, seal off dust, keep essential services running and agree working hours with the family and the community management. Daily housekeeping and protection of finished areas are part of the method statement, not an extra.
Approvals and documentation
Developer NOCs, Dubai Municipality permits and utility coordination are handled by us. At completion you receive inspection records, warranties for installed systems and a snag list closed to zero before the final payment is requested.
Target: qualified proposal within 48 hours for standard packages.

Questions on villa renovation.
Often yes. We zone the works, seal dust, agree working hours and keep at least one kitchen and bathroom in service where the layout allows. The site visit confirms whether phased occupation is practical for your scope.
Yes. Developer NOCs, Dubai Municipality permits and utility disconnections or reconnections are part of the package, and the fees are shown as separate lines in the offer.
The scope is frozen in writing before pricing. Variations are documented and agreed before they are executed, so the final account matches what was signed plus approved changes.
From single-room refits and MEP renewals to complete villa renovations, typically between AED 50k and AED 2m.
Yes. Structure, wet areas, waterproofing, MEP, AC, joinery and finishes are priced as one villa contract with one engineer accountable for the sequence.
No. A villa is a building job. BeavCon is a licensed building contractor with fit-out capability — not an office interiors firm running a house as a side package.
