Why do split trades fail at the interfaces?
A trade contractor is responsible for its own work. Nobody is responsible for the joint between two trades unless one contract covers both. That joint is where programme and cost move.
Services closed in before inspection
Ceilings and partitions follow electrical containment, drainage falls and duct routes. Where the ceiling programme is not held by the same contractor as the MEP works, services get boarded over before the inspection request is raised, and the work is opened up again to prove it.
Wet areas and waterproofing
Membranes, upstands and outlets are detailed before tiling starts and flood tested before finishes are laid. A finishing contractor working to a separate waterproofing subcontract has no authority to hold the programme for a failed test.
Isolations on live systems
In an occupied building, isolation windows on firefighting, fire alarm, HVAC and power are short and pre-approved. Strip-out, MEP modification and reinstatement have to be sequenced inside the same window — which is a single-programme problem, not three separate ones.
Lead-time items against the finishing date
Aluminium, glass and joinery are surveyed and fabricated off site. The survey can only happen once the openings are built, so the civil sequence decides the glazing date, and the glazing date decides when the floor can be handed over.
How is a multi-trade package priced and delivered?
The same sequence runs whether the package is a single villa or a floor plate inside an operating tower. It ends in one qualified technical-commercial offer rather than a set of trade quotations the owner has to reconcile.

Multi-trade delivery: common questions
Is multi-trade project management the same as main contracting?
On a package such as an office floor or a villa, it is the same thing in practice: one licensed building contractor holds the contract for strip-out, civil, MEP, HVAC, fit-out, waterproofing, glass and finishing, and coordinates the landlord, consultant and authority submissions. What separates it from interiors-only work is that structure, drainage and civil scope can be opened under the same contract instead of needing a second appointment.
Which trades does Beavcon carry out with its own people?
Core civil, MEP, HVAC, fit-out, waterproofing and finishing works are self-performed by Beavcon technicians under a registered engineer. Specialist items — fire alarm programming, aluminium and glass fabrication, chillers and BMS, licensed waste transport — are delivered by specialist partners working under Beavcon’s contract, programme, QA/QC and HSE controls, so the accountability does not move.
Can one contract cover work in more than one Emirate?
Yes. Dubai is the head office and estimating base and Abu Dhabi is the second base, with the Technical Manager registered with the Society of Engineers UAE and Abu Dhabi Municipality; the other Emirates are mobilised project by project. The VOX Cinemas package at City Centre Mirdif and City Centre Zahia was delivered across two Emirates.
