One contractor on call
An annual maintenance contract with Beavcon gives a villa owner, office or facility manager one contractor responsible for planned and reactive maintenance across electrical, plumbing, air conditioning and building fabric. Instead of three suppliers and three sets of invoices, there is one schedule, one engineer and one report.
Pre-agreed, in writing
Response times, hourly and call-out rates, material markups and reporting formats are agreed in the contract before the first visit. Work orders outside the planned schedule are quoted at those rates and approved before they are carried out, so spend is visible against budget rather than discovered at year end.
Planned and reactive
Planned visits follow a schedule set by an asset survey: AC servicing ahead of summer, electrical checks, plumbing and drainage inspections, roof and waterproofing checks before the rains. Reactive call-outs are attended within the agreed window by our own certified technicians.
Frameworks for developers and asset managers
For portfolios and communities the same structure runs as a small works framework: recurring work orders delivered under pre-agreed terms, with condition reporting that feeds the asset-enhancement plan.
Target: qualified proposal within 48 hours for standard packages.

Questions on annual maintenance (amc).
Villa owners, offices, developers and facility managers who want one contractor on call for planned and reactive maintenance across MEP, HVAC and building fabric. Instead of three suppliers and three sets of invoices, there is one schedule, one engineer and one report.
Response windows are agreed in the contract and depend on the asset and location. They are stated in writing rather than promised verbally, along with hourly and call-out rates, material markups and reporting formats, so every call-out is attended within a window both sides have already signed.
Yes. Multi-site agreements run under one schedule and one reporting format, with rates and markups pre-agreed for work orders. For portfolios and communities the same structure runs as a small works framework, with condition reporting that feeds the asset-enhancement plan.
Work outside the planned schedule is quoted at the pre-agreed rates and markups and approved before it is carried out, so spend is visible against budget rather than discovered at year end. Budget approval thresholds for work orders can be written into the agreement.
Planned preventive maintenance for MEP and HVAC; reactive call-outs with agreed response times; electrical, plumbing and AC repairs; minor civil, gypsum, painting and joinery repairs; waterproofing inspections and seasonal roof checks; small works frameworks; and asset condition reporting with recommendations.
In five steps: an asset survey recording systems, condition and history to set the schedule; a written agreement covering scope, response times, rates, markups and reporting; planned visits logged against each asset; reactive works within the agreed window; then monthly or quarterly reports with recommendations and spend against budget.
AC systems face their peak demand in summer, so servicing is scheduled ahead of it, and roof and waterproofing checks are scheduled before the rains. Planned visits follow a schedule set by the asset survey, which is cheaper than reacting to failures during peak load. See HVAC contractor in Dubai.
Yes. Occupied properties need minimal disruption, so planned visits are scheduled with the occupier and reactive works are attended by our own certified technicians within the agreed window. Seasonal roof and waterproofing checks are part of the schedule, and the method for those is described under waterproofing.
