Single-contract accountability means one licensed contractor signs for the whole scope and one named engineer answers for it — the drawing review, the programme, every trade interface, the authority submissions and the close-out file. Under separate trade contracts that coordination risk stays with the owner, because each trade is responsible only for its own work and the joint between two trades belongs to nobody. What changes under one contract instead of separate trades?

Both models are legitimate, and separate trades can be the right answer on a single-trade job. The difference shows up on multi-trade work, where most of the risk lives between the trades rather than inside them. Take this table into your own tender and ask each bidder which column they are offering.

Who is accountable, by role?

Accountability is only real if you can name the role that holds each decision. Beavcon publishes roles and credentials rather than personal names; individual names are issued at award.

Single-point accountability is a set of clauses, not a promise in a meeting. Require these of every bidder, Beavcon included — each one is something a contractor either does as standard or does not do at all.

Accountability: common questions

What does single-point accountability mean in practice?

One project engineer is the point of contact for the landlord, the consultant and every trade, and holds the daily records, inspection requests and as-built close-out for the package. The engineering decisions behind it — drawings, materials, the authority submission route and isolation method on a live building — sit with the Technical Manager, who is registered with the Society of Engineers UAE and Abu Dhabi Municipality. Roles are published; individual names are issued at award rather than on the website.

Does one contract mean Beavcon carries out every trade itself?

Core civil, MEP, HVAC, fit-out, waterproofing and finishing works are self-performed by Beavcon technicians under a registered engineer. Specialist items such as fire alarm programming, aluminium and glass fabrication, chillers and BMS, and licensed waste transport are delivered by specialist partners working under Beavcon’s contract, programme, QA/QC and HSE controls — so a specialist changes who does the work, never who answers for it.

Where can I see client feedback and references?

Beavcon publishes case studies by scope, constraint and client type rather than testimonials, and does not publish project values. References, the Dubai Trade Licence, the ISO certificates, the engineering registrations and a redacted handover dossier are issued with the prequalification package, so they can be checked rather than read as marketing.

Is one contract more expensive than appointing trades separately?

That depends entirely on the package, and Beavcon does not publish prices or rates. What one contract changes is where the coordination risk sits: separate trades can look cheaper until an interface fails, and the cost of opening up closed work, re-inspecting it and holding the programme is in nobody’s trade quotation. A frozen scope and a variation register are what keep the commercial picture visible either way.
