What a commercial fit-out contractor actually coordinates

The value of a fit-out contractor is not the gypsum. It is one engineer holding landlord, consultant, authority and every trade to the same programme.

Short answer

A commercial fit-out contractor in Dubai is not “the interiors guy”. On a proper package they are the single point who coordinates the landlord, the consultant, Civil Defence and every trade that has to finish on the same day. If you need structure, drainage or external works as well, hire a building contractor that also runs fit-out — not an interiors-only firm.

If you hire those parties separately, the coordination stays on your desk. That is the comparison we put on the developers and consultants page, and it is the reason mid-size packages overrun.

The rooms everyone sees

Partitions, specialty ceilings, flooring, paint, joinery and glass are the visible scope. They still need a sequence: strip-out first, then services, then closed ceilings, then finishes, then furniture. A contractor who only prices gypsum is not holding that sequence.

Aluminium and glass — glazed offices, sliding systems, shopfronts — sit on the same programme as the partitions they close against. Lead times for approved glass are longer than gypsum. They have to be ordered against an approved shop drawing, not against a mood board.

The services nobody sees until they fail

Electrical, data containment, lighting, small power, HVAC modifications, VAV and FCU works, ducting, balancing, firefighting and fire-alarm tie-ins are the items that stop a handover. They need:

  • A load and schematic check against landlord capacity
  • Isolation windows on live systems
  • Civil Defence inspection on fire provisions
  • Test certificates that match the as-built, not the tender drawing

The people who can stop the job without being on site

  • Landlord or building management — fit-out guide, method statements, goods-lift, noisy-works, insurance
  • Consultant — material submissions, inspection requests, variation instructions
  • Authority — municipality or free-zone file, Civil Defence, where required
  • Other tenants and the occupier — access, out-of-hours, decant

A commercial fit-out contractor who “does not do approvals” has left the critical path with you. We put submissions and close-out in the scope: one engineer, one register, one handover file.

What “single point of accountability” means on paper

It is not a slogan. It is a contract that names:

  • Inclusions and exclusions before commencement
  • Who raises inspection requests
  • Who holds the fire package
  • How variations are written and priced
  • What “handover” contains (as-builts, warranties, test certs, closed snag list)
