Villa renovation in Dubai: scope, permits and what owners forget

A villa renovation fails in the items that were never written down. Permits, wet-area waterproofing and AC loads are the three we see missed most often.

Villa renovation in Dubai is not one trade. It is a small building contract: demolition, wet-area rebuild, waterproofing, MEP, air-conditioning, joinery, painting and making good — often inside a live community with a residents’ association and a municipality file.

Owners usually brief the visible rooms. The delays sit in the items that were never written down.

Decide whether this is a finishing job or a building job

A finishing renovation is floors, paint, kitchens, bathrooms and joinery on the existing layout. A building renovation moves walls, opens wet areas, changes drainage, upgrades the electrical board or replaces the AC plant.

The second kind needs drawings, a permit path and a contractor who can hold civil, MEP and HVAC under one contract. That appointment is described in villa renovation under one contract. Permits are not optional, and they are not the same on every villa

Work that changes structure, wet areas, drainage or the electrical load typically needs Dubai Municipality (or the relevant free-zone authority) and, on many plots, the developer or community office. Occupied communities — we have delivered parking and roof works across 90 villas in Mudon — also have working-hour and access rules that belong in the programme.

A competent villa renovation contractor will say which submissions they own. If the offer is silent on permits, you own them, including the delay when they are refused.

Waterproofing is the item owners cut and then pay for twice

Bathrooms, kitchens, roofs, planters and external decks fail in the UAE because the membrane was patched, not replaced, or because the upstands and outlets were never detailed. Tile-over-tile on a failed wet area is not a renovation.

We treat waterproofing as a hold point: substrate, membrane, flood test, then finishes. If the existing membrane cannot be proven, it comes out. That costs more on day one than a patch, and less than a second renovation after the first monsoon or the first leaking shower.

AC and electrical are usually underspecified

A layout change that adds glass, downlights or a closed kitchen changes the cooling load. Replacing split units one-for-one on a redesigned floor plate is how you get a finished villa that cannot hold 22°C in August.

Ask for:

  • A load check against the new layout, not a copy of the old equipment schedule
  • Condensate drainage that does not run across a new ceiling
  • Board capacity and earthing if kitchens and AC are upgraded together
  • Access for future service — not a plant boxed in by joinery

Write the live-in / move-out decision

Renovating while the family stays needs phasing, dust control and temporary wet areas. Vacating the villa is faster and cheaper per square metre. Neither is “better”; they are different programmes. Put the decision in the RFQ so the contractor does not assume vacant access.

A useful villa RFQ is one page plus photos

You do not need a consultant set to start. Send:

  • What stays, what goes, what must not be touched
  • Photos of every wet area, the roof, the AC plant and the electrical board
  • Whether you will live in
  • A start window and a budget band
  • Community or developer rules if you have them
