The floors above and below stay open. The fire system stays live. The goods lift is shared with the rest of the building. The hard part is not the partitions or the ceilings. It is sequencing demolition, MEP tie-ins and firefighting works so that the rest of the tower never has to notice. Beavcon has delivered three consecutive full-floor packages at ADNEC Tower under those conditions. The delays we see on other jobs are almost always the same four items. #### 1. Goods-lift and loading-bay booking Strip-out waste, gypsum, glass, ducting and carpet all move through one lift and one dock. If the RFQ does not state booking rules and hours, the contractor will assume daytime access and the first week will be spent renegotiating. Ask the building manager for: - Goods-lift dimensions and booking window - Loading-bay hours and vehicle limits - Whether weekend or night slots exist, and at what cost - Protection requirements for common areas Put those rules in the RFQ. Price protection and out-of-hours working as line items, not as “to be advised”. #### 2. Noisy-works hours and dust Demolition and drilling cannot run through a government or corporate floor below. Buildings typically restrict noisy works to evenings or weekends. That compresses [strip-out and demolition](https://www.beavcon.net/strip-out-demolition-dubai/) into fewer shifts and changes the crew size. A realistic programme shows demolition as night or weekend work, with dust screens, negative-pressure or local extract, and a written method the building will sign. If the offer shows a five-day strip-out on an occupied floor with no night-work allowance, it is not a programme. #### 3. Firefighting and fire-alarm isolation You cannot isolate a live tower’s fire system for a full day while the sprinkler and alarm on one floor are modified. Isolation windows are short, booked with the building and often need Civil Defence notice. Separate trades cannot: the civil team waits for the fire team, who wait for the building, who wait for a consultant letter. That is how a two-week MEP window becomes six. #### 4. Landlord and consultant gates Occupied towers have a fit-out guide. Material submissions, method statements, inspection requests and authority NOCs sit on the critical path. None of that is “admin after the award”. If the first drawing pack is incomplete, mobilisation slips by the same number of days as the consultant’s review cycle. They still need a sequence: [strip-out](https://www.beavcon.net/strip-out-demolition-dubai/) first, then services, then closed ceilings, then finishes, then furniture. A contractor who only prices gypsum is not holding that sequence. Lead times for approved glass are longer than gypsum. This is how we decide whether to patch or replace, and what has to be in the RFQ. #### The failures we see most often **Tile-over-tile on a failed wet area.** The membrane underneath is already split or missing at the waste. New tiles lock the leak in. The ceiling below tells you six weeks later. **Roof coatings on a dirty or ponding substrate.** A coating on dust, laitance or standing water is not a membrane. Outlets that sit above the finished level guarantee ponding. The UAE sun then cooks the coating at the puddle edge. **Unfinished upstands and penetrations.** Pipes, AC stands, parapet flashings and door thresholds are where water enters. A floor field that passed a flood test can still leak at a sleeved pipe that was never booted. **Planters and podium decks without a protection layer.** Root barriers and drainage cells are not decorative. Without them the membrane is the walking surface for the next landscaping crew. **Movement at junctions.** Villa extensions, roof plant plinths and podium-to-tower joints move. A rigid coating across that joint cracks on the first season. #### When a patch is honest, and when it is not A patch is honest when the leak is local, the existing membrane can be proven, and the repair can be flood-tested in isolation — for example a single outlet or a cracked upstand on an otherwise sound roof. A patch is not honest when: - The original system cannot be identified - There are multiple leak points on the same floor or roof - The wet area is being fully retiled - The roof outlets or falls are wrong - There is no access to test the repair In those cases the membrane comes out to a sound substrate, a specified system goes down, and the hold point is a flood test before finishes. That is slower than a coating visit. Vacating the villa is faster and cheaper per square metre. Neither is “better”; they are different programmes. At minimum: - Floor plan with demolition and proposed - Reflected ceiling plan if ceilings change - Furniture or joinery layouts if they are in the contract - MEP schematic or load schedule if you already have one - Landlord fit-out guide or house rules If the drawings do not match the site — a common problem in occupied towers — say so. We will treat a site visit as part of the scope freeze, not as a surprise after the offer. #### 3. A BOQ, or an honest note that there is none A measured bill of quantities is the cleanest way to compare contractors. If you have one, send the native file (Excel) plus PDF. We check quantities line by line and flag gaps before we price. If there is no BOQ, say so. We will measure from drawings and the site and issue a scoped offer instead of inventing a bill you never asked for. That is slower than pricing a complete BOQ, and it should be. #### 4. Write the exclusions, not just the inclusions Most disputes in small and mid-size UAE packages sit in the exclusions. State who owns: - Authority and Civil Defence submissions - Landlord or consultant approval fees - Firefighting and fire-alarm tie-ins - BMS, access control and extra-low-voltage - Furniture, appliances and IT - Making good corridors, lifts and loading bays - Out-of-hours working and goods-lift bookings - Testing, commissioning and as-built drawings If you want a single contractor to hold those items, say so. Dates and a budget band — even if both are soft A required start and a required completion let us say whether the package is realistic. A budget band (under AED 50k, 50–250k, 250k–1m, 1–2m, over 2m) lets us tell you immediately if the scope and the number cannot meet. Neither figure is a commitment. Both stop wasted estimating time. #### 7. Who will answer questions Name one technical contact and one commercial contact. Attach the files as PDF, DWG, XLSX, DOCX, JPG or ZIP.
